Back to ContractorsBusiness Owner’s Policy for Contractors
If you run a smaller contracting business with an office, shop or storage space, a Business Owner’s Policy (BOP) can combine general liability and commercial property in one package. It is often a practical way to protect your operations and the space where you keep your equipment and records. Eligibility depends on your trade, your size and the carrier, so not every contractor qualifies.
What It Covers
General Liability
Helps protect you from third-party injury and property damage claims arising from your work, such as damage to a client’s home during a remodel.
Shop & Office Property
Helps cover your building if you own it, plus office equipment, furniture and supplies, after a covered loss such as a fire or a burst pipe.
Stored Tools & Materials
Can cover tools, equipment and materials kept at your shop or yard. Property that travels to job sites usually needs tools and equipment coverage or an endorsement.
Business Income
Can help replace lost income and pay ongoing expenses if a covered loss at your shop forces you to pause work temporarily.
Who Needs It
- Small contractors and trades with an office, shop, warehouse or storage yard.
- Remodelers, painters, carpenters, electricians, plumbers and HVAC contractors who meet the carrier’s size and eligibility rules.
- Contractors who want liability and property coverage in one policy with a single renewal.
Optional Coverages
- Contractor’s Tools & EquipmentAn endorsement available on many BOPs that extends coverage to tools and equipment away from your premises, often with a per-item limit.
- Hired & Non-Owned AutoLiability protection when you or your employees drive rented or personal vehicles for business, such as a run to the supply house.
- Equipment BreakdownHelps cover sudden mechanical or electrical breakdown of equipment at your shop, such as compressors, HVAC systems and computers.

Frequently asked questions
Common Questions
Can every type of contractor get a BOP?
Not always. Many carriers offer BOPs to smaller, lower-risk trades such as painting, carpentry, electrical, plumbing and HVAC, but higher-risk work like roofing, or larger operations, may need separate general liability and property policies. Eligibility depends on the carrier and on your revenue, payroll and type of work.
Does a BOP include workers’ compensation or my work truck?
No. Workers’ compensation and commercial auto are written as separate policies, even when you have a BOP. Many contractors combine a BOP with those policies, and we can help you place them so your coverage fits together without gaps.
I don’t have a shop. Do I still need a BOP?
Maybe not. If you work from home or out of your truck and have little property to insure, a standalone general liability policy plus tools and equipment coverage may be a better fit. An agent can compare both options and explain the differences in coverage and price.
